Housing dialogues sound like ordinary phone calls and are marked like legal documents. The worked test on this page is a tenant ringing her property manager after the hot-water service bursts and floods the laundry: eight segments, both directions, with the model answer for each one given in Tamil and transliteration. Around it sit the other eleven tenancy and property scenarios on this site, from signing a lease and lodging a bond through to disputing a rent rise, facing an eviction hearing, and voting on an owners corporation levy.

Model answers stay hidden. You’ll hear one segment at a time, interpret it out loud, then either record yourself for an automatic NAATI-style mark or reveal the answer and mark yourself. At the end you get a mark out of 45 against the 29 every dialogue has to clear on its own.

How examiners build a housing & property dialogue
Every housing dialogue is a rights conversation wearing the clothes of a service call. Someone has an obligation, the obligation has a period attached to it, and the point of the exchange is to tell the tenant what she may do once that period runs out. So the interpreter is carrying a clock, and what the examiner is checking is whether the clock arrives intact. Look at how the worked dialogue is assembled. Segment three classifies the burst as an urgent repair under the Residential Tenancies Act and gives the landlord twenty-four hours. Segment four is the tenant asking what she does if nobody turns up. Segment five hands her the remedy: a licensed plumber of her own choosing, every receipt kept, reimbursement up to two thousand five hundred dollars. Segment seven names the tribunal that enforces it. Take one figure out and the chain stops working — "as soon as possible" in place of twenty-four hours leaves her with no idea when her own right to act begins, and reimbursement without the words "up to" turns a capped entitlement into a blank cheque. Housing is set as a topic precisely because it is this dense with figures that carry consequences.
Where marks go on this topic
01Replacing a named period with a vague one
Twenty-four hours, seven days, thirty days, fourteen days: this domain is full of statutory periods and each one is somebody's deadline. A candidate running behind in a segment reaches for "quickly", "soon" or "straight away" because the sense feels preserved. It is not preserved. The number is the entitlement, and swapping it for an adverb is graded as a distortion, not as a tidy paraphrase. Put the digits on your notepad the moment you hear them and read them back off the page.
02Dropping the word that caps a figure
In segment five the manager says the tenant can be reimbursed up to two thousand five hundred dollars. Tamil does that capping with -வரை, one of the easiest words in the dialogue to swallow at speed. Without it the tenant hears that she gets her money back whatever the plumber charges, which is a different promise from the one that was made. It runs the other way too: when a Tamil speaker marks a ceiling and your English comes out as a flat amount, you have invented an entitlement.
03Merging two parties, or two scenarios, into one
Segment six does both at once. The tenant names வீட்டு உரிமையாளர் and ரென்டல் ப்ரொவைடர், the old and new Victorian words for the same role, and she asks about two separate failures: an outright refusal to repay, and an argument that the amount claimed was too high. Candidates catch the first half of each pair, produce a clean confident sentence, and drop two marks in one turn. Wait for her final verb: in Tamil the second half of the sentence is where the second fact lives.
04Translating an institution that has a name
The Residential Tenancies Act, VCAT, the Residential Tenancies Bond Authority, Consumer Affairs Victoria, NCAT. None of these is a description you may render freely — they are the bodies that decide the outcome, and a tenant told to go to "the government office" cannot find one. Say the statute in full, read the acronym letter by letter as வி.சி.ஏ.டி., and when a speaker supplies the expansion, as the manager does in segment seven, carry the expansion rather than compressing it to "the tribunal".
05Assuming a tenancy word has a Tamil equivalent
Bond, condition report, notice to vacate, breaking a lease, fair wear and tear, owners corporation: not one of these is a Tamil concept, and the community solves that by borrowing. பாண்ட், எண்ட்ரி கண்டிஷன் ரிப்போர்ட், டெனன்சி அக்ரிமென்ட் and ரசீது are what a Tamil-speaking renter in Melbourne actually says out loud. A Sanskritic coinage of your own may sound scholarly, but it is unintelligible to the listener the exam is imagining, and graders score that as a terminology error.
06Turning a conditional into a plan
The whole dialogue is threaded with conditions: if you genuinely cannot reach me, if the landlord later refuses, if need be. The tenant's closing turn uses தேவைன்னா about going to the tribunal, and a candidate who renders that as a decision has committed her to legal action she has not chosen. Conditionals cost nothing to keep and a great deal to lose, because manufactured certainty is counted as an addition and a distortion in the same breath.
Terms worth drilling before you sit this
- urgent repairஅர்ஜென்ட் ரிப்பேர்urgent repair
The classification is what triggers everything else — the twenty-four-hour obligation, and later the tenant's right to hire her own tradesperson. Keep it as the term அர்ஜென்ட் ரிப்பேர் rather than unpacking it into "a repair that is urgent".
- within twenty-four hoursஇருபத்து நாலு மணி நேரத்துக்குள்ளirubaththu naalu mani neraththukkulla
A statutory deadline, not an estimate of how long a plumber takes. Say the number. "As soon as they can" is the commonest way this dialogue's most valuable mark is lost.
- reimbursed (up to $2,500)ரீஇம்பர்ஸ் (இரண்டாயிரத்து ஐந்நூறு டாலர் வரைக்கும்)reimburse (irandaayiraththu ainnooru dollar varaikkum)
Two facts inside one phrase: the money comes back, and it comes back only to a ceiling. Both have to arrive, and the ceiling is the half candidates leave behind.
- licensed plumberலைசென்ஸ்ட் ப்ளம்பர்licensed plumbar
"Licensed" is not decoration. An unlicensed tradesperson breaks the reimbursement rule, so the adjective is the condition attached to the tenant's remedy and must survive the crossing.
- keep the receipts safeரசீதுகளை பத்திரமா வைக்கறதுraseedhugalai paththiramaa vaikkaradhu
Receipts are the evidence the tribunal rules on in segment seven, which is why the manager says it and why the tenant repeats it in her last turn. Repetition in a CCL dialogue marks importance; it is not padding you may trim.
- rental provider / landlordரென்டல் ப்ரொவைடர் / வீட்டு உரிமையாளர்rental provider / veettu urimaiyaalar
Victorian law renamed landlord as rental provider, and Tamil speakers use both, sometimes in a single breath. When a speaker gives you both, give both back. Picking whichever one you find easier to say is an omission.
- apply to VCATவி.சி.ஏ.டி.-ல் அப்ளை பண்றதுV.C.A.T.-la apply pandradhu
Lodging an application is a defined act with a form and a fee, not "going to complain about it". Pair the verb with the acronym read out letter by letter.
- bond / security depositபாண்ட்bond
Held by a government authority rather than by the landlord, which is the single point Tamil-speaking tenants most often have wrong. Say பாண்ட் and let the speaker's own explanation carry the mechanism.
- entry condition reportஎண்ட்ரி கண்டிஷன் ரிப்போர்ட்entry condition report
Signed in the first week and argued over a year later. Softening it to "a form about the house" severs the link between the document and the money that depends on it.
- termination noticeடெர்மினேஷன் நோட்டீஸ்termination notice
It starts a clock of its own and is not the same event as being evicted. The notice, the number of days on it, and the hearing that follows are three separate facts.
- warrant of possessionவாரண்ட் ஆஃப் பொசஷன்warrant of possession
The step after an order, and the one that brings the Sheriff to the door. "They'll throw you out" is wrong in register and wrong in process at the same time.
- objection windowஆட்சேபனை தெரிவிக்க கால அவகாசம்aatchepanai therivikka kaala avakaasam
The ஆட்சேபனை தெரிவிக்க கால அவகாசம் inside which a renter may challenge a rent rise. Once a speaker states how many days are left, that figure is the most important thing in the segment.
Register in this setting
Both speakers here are formal and stay formal: நீங்க throughout, honorific verb endings, and the tenant opening her first turn with ஆமாங்க to a professional she has never met. Candidates seldom get that wrong on the way in. They get it wrong on the way out, by making the property manager sound either colder or kinder than he is. He is procedural and businesslike, and the warmth in "I completely understand" is one measured phrase, not an outpouring. The feeling in this dialogue belongs to the tenant — கவலை and பயம், worry about the bill and fear for the floor and walls — and it is content, not colour, because it is why the manager sets out the self-help remedy at all. Convey it at the level she pitched it: do not add reassurance he never offered, and do not strip her anxiety out in an effort to sound professional.

Questions about housing & property dialogues
- What housing topics come up in the NAATI CCL Tamil test?
- Renting is the backbone — signing a lease, bond, condition reports, repairs, rent increases, arrears and eviction — with buying and selling, first-home grants, owners corporation business, building defects and homelessness services all inside the published range. The twelve scenarios on this page cover that whole spread.
- How much Australian tenancy law do I actually need to know?
- Less than you would think, and not as law. You need the vocabulary well enough that it does not make you hesitate, and you need every number and condition to come out as spoken. The two speakers explain the law to each other; your job is to move that explanation across without adding to it, trimming it, or softening it.
- How do I interpret bond, VCAT and condition report into Tamil?
- Mostly you do not translate them. Tamil-speaking renters in Australia say பாண்ட், வி.சி.ஏ.டி. and எண்ட்ரி கண்டிஷன் ரிப்போர்ட், so those Tamil borrowings are the accurate rendering rather than a lazy one. Acronyms are dotted so they are read out letter by letter, and a statute keeps its full English name.
- What does it cost to say 'soon' instead of 'within twenty-four hours'?
- It is marked as a distortion, which is worse than a plain omission because you have replaced a fact with a false one. In housing the timeframe is usually the reason the segment exists at all, so this is rarely a cheap mistake — it lands on the sentence the grader was waiting for.
- Why does this practice test concentrate so much on timeframes?
- Because that is where both the marks and the leaks are. Work through the twelve scenarios and almost every one hinges on a period: twenty-four hours for an urgent repair, seven days to return a condition report, thirty days to object to a rent rise, fourteen days on a termination notice. Get comfortable saying numbers aloud in Tamil and this becomes one of the safer topics to draw.
